Getting here
Arrival
Gran Canaria airport is roughly an hour away by road. Arrival is arranged personally, so tell us your flight when you book.
Address
Calle Escalada de Las Brisas 12, 35139 Lomo Quiebre, Puerto de Mogán, Las Palmas. Above the old harbour, inside the historic village.
From the airport
About 60 minutes by car on the GC-1 and GC-500. Taxis and pre-booked transfers both drop off on the street below the house. Hire cars are useful for exploring the island, less so for the village itself.
Parking
Public parking in the village, a short walk from the steps. There is no private parking at the house and no vehicle access to the door.
Check-in
Arranged with you directly, in person. There is no reception desk and no key box left on a wall.
[Exact hours to confirm]
Check-out
On the morning of departure, with luggage help down the steps if you need it.

Said plainly
The ninety steps
There is no lift and no road to the door. Ninety steps separate the houses from the main street, and they are the reason the terrace is silent and the view is what it is.
Most guests manage them without trouble, and get used to them by the second day. What they are not is optional: every arrival, every trip to the shop and every dinner in the port involves them.
If stairs are a problem, tell us before you book rather than after. We will say honestly whether Palm Leaf is right for you, and we help with luggage on arrival either way.
House rules
What we ask of you
Adults only
No children. It is not a preference, it is the policy that keeps the property as quiet as the photographs suggest.
Quiet after dark
The houses share walls and terraces with neighbours who live here year round. No parties, no events.
No smoking indoors
Smoking is fine on the private outdoor spaces, never inside the houses.
Pets
[Policy to confirm with Palm Leaf before publishing.]
Water and power
Both are precious on the island. Nothing is rationed, but we ask you to use them as a resident would.
Registration
Spanish law requires guest identification on arrival. Bring passports or ID cards for everyone staying.
Booking terms
Paying and cancelling
Every figure below is shown again in the booking form before you pay. Nothing appears later.
Deposit of 40 %
Paid at the time of booking to confirm the stay. The remaining 60 % is charged closer to arrival, not the day you book.
Free cancellation up to 14 days before
Cancel more than a fortnight before arrival and it costs nothing. Inside fourteen days the deposit is retained.
Cleaning fee
A one-off fee per home, shown with the price before payment. It differs by property and is never added afterwards.
Longer stays cost less per night
The discount applies automatically at the thresholds shown with the price. No code, no negotiation.
Booking direct
The rate here carries no platform commission, and the calendar is the same one the platforms read.
Questions we are asked
Before you ask
Can we book the whole finca for one group?
Yes. The three homes take up to six bedrooms between them and can be booked together as a single house, which is the usual choice for families and groups travelling as one. Availability for the whole finca is shown separately from the individual homes.
Are the ninety steps really unavoidable?
They are. There is no lift and no vehicle access to the door. Most guests manage them easily, but if stairs are difficult, write to us before booking and we will tell you honestly whether Palm Leaf works for you.
Why is the minimum stay six nights?
The houses are cleaned and prepared to one standard between guests, and the village rewards people who stay long enough to settle into it. Six nights is the minimum for direct bookings.
Why can I only arrive on a Saturday or Sunday?
Changeovers happen at the weekend so the same team can prepare all three homes properly. It also means arrivals are never rushed.
Is there air conditioning and wifi?
Every home has wifi throughout. Full equipment for each house is listed on its own page, since the three are not identical.
Can we walk to the port and the beach?
Yes. The house sits above the historic village, so the harbour, the restaurants and the beach are all a short walk down, and a short climb back.
Is it suitable for children?
No. Palm Leaf is adults only, without exception. It is the reason the property stays as quiet as it is.
What happens if I need to cancel?
Cancelling more than fourteen days before arrival costs nothing and the deposit is returned in full. Inside fourteen days the 40 % deposit is retained.
Still unsure
Ask a person
Which house suits your group, whether the steps are manageable, what the village is like in February. Write and you get an answer from someone who was there this morning.
